Seal Beach Pest Control: Common Local Pests
Seal Beach packs three very different kinds of housing into a small city: the older cottages of Old Town, the beachfront row at Surfside, and 531 acres of 1960s co-op housing in Leisure World. Each one brings its own problem. Here is what we run into most often:
Flies
Fruit flies gravitate towards ripening fruits and vegetables, while house flies and gnats target moist areas like garbage disposals, drains, and overflowing trash cans. Proper food storage and sanitation practices are essential to deter these nuisance pests in both residential and commercial settings.
Mosquitoes
More than just a summertime annoyance, mosquitos in Seal Beach can transmit diseases like West Nile Virus. Their peak activity periods are dawn and dusk, and they’re drawn to areas with standing water, making birdbaths, clogged gutters, and poorly maintained landscaping prime breeding grounds. Understanding mosquito breeding behavior is crucial for effective control, as eliminating existing adults is only half the battle.
Spiders
While some spiders in Seal Beach are harmless and even beneficial for insect control, their presence can be unsettling, especially in commercial settings. Understanding the types of spiders common in the area and their preferred habitats can help you identify potential problems. Wolf spiders, active hunters, might appear indoors searching for prey, while black widows prefer secluded areas like crawlspaces and garages in both homes and businesses.

Seal Beach Neighborhoods We Cover
Old Town. The grid of older cottages between Main Street and the pier, a lot of them on raised foundations, with alleys running behind most blocks. Old Town jobs usually start in two places: the alley, where the trash is, and the crawlspace, where the termite evidence is.
Surfside Colony. The gated beachfront row north of the pier. Sand on three sides, tight lot lines, and garages opening onto the walk. Sealing the building is most of the work here.
Leisure World. 531 acres and more than 9,500 residents, over a third of the city, in co-op housing built from 1962 and organised into sixteen self-governing Mutuals plus Mutual 17. Buildings of that age share walls, utility chases and attic runs, so something reported in one unit is rarely confined to it. Work here is arranged through the Mutual rather than unit by unit, and we schedule it that way.
Inland of Seal Beach Boulevard. Post-war single-family tracts on slab, backing onto the wetlands and the Naval Weapons Station. Open space on one side means perimeter work matters more than anything we do indoors.
Rossmoor. Just over the line to the north. It is unincorporated county and technically Los Alamitos, but it sits close enough to Seal Beach that we run it on the same days. About 3,430 single-family homes behind the red brick wall, the whole community built in one push between 1955 and 1961, so the construction is uniform and the entry points repeat from house to house. More on it on our Los Alamitos page.
Rats and Mice in Seal Beach
Rodents are one of the most common calls we take in Seal Beach, and where you live in town changes how they get in.
Old Town. Many of the older cottages and bungalows near Main Street sit on raised foundations. A broken crawlspace vent screen or a gap where a utility line enters lets rats under the house, and from the subfloor they can reach every wall cavity. If you hear movement at floor level rather than overhead, that is usually where it starts, so we open the crawlspace on Old Town inspections.
The tracts inland of Seal Beach Boulevard. Mostly slab construction with decades of tree growth. Roof rats cross on limbs that touch the roofline and get in at the eaves or an unscreened attic vent, so the first sign is something running overhead after dark. Cutting back the limbs that touch the roof is a big part of the fix.
Surfside and the beachfront. Homes sit close together and rooflines nearly touch, so a gap on one house can feed the next. We look at the shared walls and roof junctions first.
Leisure World. Shared walls and shared utility runs mean mice move between units, so treating one unit on its own rarely holds.
What actually ends it
Trapping clears what is inside. Exclusion — sealing the entry points, screening the vents, closing the roofline gaps — is the part that stops the next one. Full detail is on our rodent control page.
Why the calls pick up in the fall
As the nights cool down in October and November, rats and mice move out of yards, trees and storm drains and into attics, walls and garages, which is why fall is when a lot of Seal Beach homeowners first hear them. We can usually get out the same day on weekdays, and the inspection is free. Once we have sealed your home, if rodents get back in within 12 months we come back and fix it at no charge. Call (562) 488-7455.
Termites in Seal Beach
Seal Beach gets both kinds of termite, and they show up in different places. Subterranean termites come up from the soil. Under the raised-foundation cottages in Old Town, the first evidence is mud tubes running up the piers in the crawlspace. On the slab tracts inland of Seal Beach Boulevard, they come in where the slab meets the wall, through cracks and around plumbing.
Drywood termites never touch the soil. They live inside the wood itself — eaves, fascia, window frames, attic framing — and the usual first sign is a small pile of tiny, hard pellets under a sill or along a baseboard, or winged swarmers at a window from late summer into fall. Salt air does nothing to keep them out.
The inspection is free. We tell you which termite it is, how far it has gone and what treatment fits, and you get the findings and the quote in writing before any work starts. See how our termite control works, or call (562) 488-7455.
Seal Beach Pest Control Questions We Get
We live in Leisure World. Do we arrange this ourselves or does the Mutual?
Normally the Mutual. Pest work in Leisure World runs through the Mutual board or management rather than resident by resident. If you have seen something, report it to your Mutual first. If you are not sure who to speak to, call us at (562) 488-7455 and we will point you the right way.
Our Old Town house has a crawlspace. What should we be checking?
The piers, mainly. Subterranean termites build mud tubes up from the soil to the wood, and that is the first visible evidence you get. Damp subfloor and standing water under the house are worth reporting too, because both make everything else worse.
Does being right on the sand change anything?
It changes where things get in rather than what shows up. Sand scours seals at doors and garages, salt air works on weather stripping, and both leave gaps that ants and rodents use. On beachfront addresses we spend most of the visit on the envelope. Call us at (562) 488-7455 or fill out our online contact form to schedule your free consultation.
