Newport Beach Neighborhoods We Cover

Balboa Island and Little Balboa Island. Standard lots on the island are 30 by 85 feet, and roughly three thousand residents live on about a fifth of a square mile, which is denser than San Francisco. Add close to ten thousand summer renters and you get shared walls, narrow alleys and constant turnover in the trash. Pest work here is alley and perimeter work, because what happens two doors down is your problem too.

Balboa Peninsula and West Newport. The same density pattern with a heavy seasonal rental mix. Problems tend to get noticed during turnover weeks, so it is worth getting ahead of them rather than reacting.

Corona del Mar. Older cottages sitting next to new rebuilds on the same block, alley access behind most properties, and canyon edge along Buck Gully. Open space on one side brings pressure that a flat inland block never sees.

Newport Coast and San Joaquin Hills. Newer hillside construction backing onto slope and open space. Newer does not mean sealed, and hillside houses have long utility runs and attic spaces that meet the hill.

Lido Isle, Newport Heights, Eastbluff and Santa Ana Heights round out where we work in the city.

Termites in Newport Beach

Newport’s older cottages on Balboa Island, the Peninsula and Corona del Mar have decades-old eaves, trim and attic framing, and that is drywood termite territory. Where houses sit a few feet apart, as they do on the island, a swarm from one house can settle in the next. The signs to look for are small piles of tiny, hard pellets under a window sill or along a baseboard, and winged swarmers at a window from late summer into fall.

Newer hillside construction on Newport Coast is not exempt. Drywood termites also arrive in infested furniture and lumber, and subterranean termites come up from the soil wherever wood, moisture and a crack in the foundation line up.

The inspection is free. We tell you which termite it is, how far it has gone and what treatment fits, and you get the findings and the quote in writing before any work starts. See how our termite control works, or call (562) 488-7455.

Newport Beach Pest Control Questions We Get

We saw winged insects swarming around the house in late summer. Termites?

Quite possibly. Drywood termites swarm in Southern California from late summer into fall, and the swarm itself is the visible part of a colony that is already established in the wood. Save a few of the insects if you can, and call us at (562) 488-7455 so we can look at where they came out.

Our HOA handles the common areas. Do we still need our own service?

Usually the association covers common grounds and the building exterior, and the inside of your unit is yours. Check your CC and Rs first. If it turns out the source is in a common area, we will put what we found in writing so you can take it to the board.

Can you service a place that sits empty most of the year?

Yes, and a second home is worth having on a schedule precisely because nobody is there to catch something early. Exterior service does not need anyone home.

Rats and Mice in Newport Beach

Newport gives rodents more routes than most cities we work, because so much of it is dense, old and close to water at the same time.

Balboa Island and the Peninsula. Thirty-by-eighty-five-foot lots, shared walls and alleys behind everything. Rodents move along the alley line between properties, and what your neighbour leaves out becomes your problem within a week. In a terrace of houses that tight, treating one address without looking either side of it rarely holds.

The waterfront and the slips. Docks, dock boxes and the storage under them sit right against the structure, and they give rodents cover to work from. On waterfront calls we start at the waterline side and move inward.

Corona del Mar and the Buck Gully edge. Open space on one side of a block is constant pressure that a flat inland street never gets. Perimeter work matters more than anything we do indoors there.

Seasonal rentals. A house that sits empty between bookings is where a small problem becomes an established one, because nobody is there to hear it. That is the main argument for having an empty property on a schedule rather than calling when something turns up.

Trapping clears what is already inside; exclusion is what stops the next one. Detail on our rodent control page. Call (562) 488-7455 and we will get someone out.
